A sliver of ground between a neighbour's lot and the Army Corps of Engineers land along Kerr Lake. The county carried it as a one-acre parcel, which is what made it look like a lot.
It is not. Measured on the county GIS it is about 0.18 to 0.19 acres, and the recorded description calls 0.1503 acres. It has no road of its own, so on its own it is not a building lot.
The only people it is worth anything to are the adjoining owners, so we wrote to both, saying plainly that the county's one acre was wrong. The neighbour who had mowed it for the owner for more than ten years bought it to add to his own lakeside lot.
The owners held it in a trust with two trustees, so both had to sign, and both did. It closed in September 2024 with title insurance.
The diligence file as it stood at closing, including anything still open.
Recorded description: begins at an iron pin along the Kerr Lake boundary, "containing 0.1503 acre", with reference to a 1983 survey map. The county assessment shows 1 acre; our GIS measurement was about 0.18 to 0.19 acres.
No road frontage of its own. Bounded by the Corps of Engineers lake land and a neighbour's lot.
Owner's title policy issued at closing, standard exceptions only (taxes, riparian rights, survey matters). The policy insures title, not acreage.
Held in a trust with two trustees; the closing attorney required both signatures.
The Corps of Engineers owns the shore up to its taking line. Dock and drive-to-water permits on the neighbour's lot belong to that lot, not to this sliver.
Warren County parcel A2A 4, PIN 2001344006.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
