Two side-by-side lots in an older Lake Gaston subdivision, owned by a father and son, each touching a small cove at a narrow point.
The question every buyer asks on a lake lot is whether they can build, and whether they can put in a dock. We pulled the 1966 plat and the deed chain, confirmed public water on Wildwood Circle, found the county had no soil work on file, and talked to the HOA and two neighbours.
Then we hired a licensed soil scientist to evaluate both lots. He found suitable soil for a septic system on both: a gravity system if the house sits toward the road, a pump tank if it sits toward the lake. His engagement went to the buyer at closing.
One lot also carried an owner-financed note whose holder was out of state; it was satisfied before closing, in February 2025.
The diligence file as it stood at closing, including anything still open.
Lots 31 and 32, Section C, Wildwood Point, Plat Book 9 Page 11, surveyed March 1966. Lot 31 is 26,633 sq ft and Lot 32 is 24,856 sq ft: 1.18 acres together. Covenants at Book 222 Page 050.
NC licensed soil scientist's evaluation, February 28, 2025: suitable septic soil on both lots, gravity toward the road or a pump tank toward the lake.
The buyer learned the county had approved the two lots together for one three-bedroom home in 1998.
Public water runs on Wildwood Circle. No sewer.
A private dock looked unlikely: the neighbour's dock sits about 15 ft away on a narrow cove. The HOA keeps a community boat-slip area about half a mile away.
A 2020 owner-financed deed of trust on one lot was paid and satisfied before closing.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
