How it sold

The county said 16.45 acres. The owner said more. Her survey settled it.

A 17-acre wooded tract in northern Stokes County with a farm pond, a spring, and a public road running straight through it, splitting it into a larger west piece and a smaller east one.

The county card said 16.45 acres; the owner was sure it was more. She had a 2021 survey rolled up at home, and once we had a photo of it, the recorded plat settled it: 17.103 acres, 0.958 of them under the road. It also showed a Duke Energy right of way across the south end and the pond's dam on the north line.

We asked the county the rest: no public water, no septic application ever filed, residential agricultural zoning, and room to split it into up to three lots. Title needed an estate file before the attorney called it clear. It closed in May 2025.

What we learned

Selling land?

If you own something like this, we would like to hear about it.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
