How it sold

Two problems you could see on a map, and one you could not.

Twenty-five acres on a state highway outside Parkton. The two problems you could see: the maps show a large share of the land as wet, and an old railroad bed cuts across it, now owned by a local historical railroad group.

Before marketing it we paid a soil scientist. Twelve borings found three areas along the east side, near the road, with enough dry soil for a shallow or low-profile septic system: enough for one home, and in his words most likely two. That report is below.

The problem nobody could see showed up at closing. A 2006 deed had described only one of the two tracts it was meant to convey. A 2022 corrective deed added this one, but under the other tract's parcel number. The county then billed five years of taxes on this parcel under the previous owner and opened a tax foreclosure, and the closing attorney would not close until it was released.

We traced the deed error, then worked it through the county tax office, the county's foreclosure counsel and the owners' attorney. The payoff cleared on November 19, 2025, and the sale closed a month later. The buyers had waited since July.

Soil & Septic Solutions, PLLC, field work April 5, 2025, report April 11, 2025, under 15A NCAC 18E. Twelve hand-auger borings; ground flat, under 2% slope. The limit is depth to wetness: 13 to 33 in. Area 1 (about 40,000 sq ft) and Area 2 (about 29,000 sq ft) suit a shallow conventional system; Area 3 (about 10,000 sq ft) a low-profile chamber system; both need a 6 in soil cap and possibly a pump tank. Conclusion: a high degree of certainty that two septic systems could be installed. Not a permit.

Where the good soil is
Verified

All three areas lie in the eastern part of the tract, within roughly 50 to 75 ft of the east line, with better soil near the road. Vegetation farther back was too dense to evaluate.

Deed and acreage
Verified

Tract 4 of the J. K. Currie Estate Division: 30.73 acres gross, 25.35 acres net of right of way, with 720.54 ft along the NC 71 centreline. The 2006 deed described only a neighbouring tract; a 2022 corrective deed added this one but under the wrong parcel number.

The tax foreclosure
Verified

The county had billed 2018 to 2022 on this parcel under the previous owner and opened a tax foreclosure. The payoff of taxes, interest, costs and the county's attorney fees came to about $7,100. The tax office confirmed it paid in full on November 19, 2025, and the foreclosure was stopped.

Railroad bed
Said on a call

An inactive historic rail line crosses the tract, splitting it roughly 18 and 7 acres. The owners and the railroad group both told us the group owns that strip outright. No deed for the strip was found in our file.

Wetlands and flood
Buyer verifies

National Wetlands Inventory maps forested wetland around the parcel. Our own estimate was that 40 to 50% of it is too wet to build on. No wetland delineation was done, and whether any of it lies in a FEMA flood zone was not confirmed.

Zoning, water and sewer
Said on a call

R-1 single-family residential; mobile homes allowed; no HOA. County water stops at a hydrant just west on NC 71, so a home needs a well and septic.

From above. NC 71 runs along the south side and the old rail bed crosses the tract diagonally. The outline is approximate, not a survey.

Selling land?

If you own something like this, we would like to hear about it.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
