Interlachen Lakes Estates is one of the big Florida plat subdivisions of the 1960s and 70s, where thousands of quarter-acre lots were sold off a map and most were never built on. A lot like this has no address, no water, no sewer and no HOA, so the work is confirming what a buyer can actually do with it.
For each lot we pulled the county records into a due diligence report: zoning (R-2, which allows a house or a mobile home), utilities (well and septic needed, power from FPL), the road (dirt but county-maintained), taxes, and GPS corners. On one lot we paid for a title search, and it came back clean: no open mortgage, lien or judgment.
We held both lots, then sold them together, with three other Putnam lots, to a single land investor in July 2024.

Tell me what you are looking for. Most of what I buy never reaches a page like this; it goes to whoever already told me what they wanted.
Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
