A narrow family lot, about 109 feet on the road and about 1,000 feet deep, from a 1957 estate division: open grass at the front, pines at the back.
The land checked out fast: a public paved road, county water on the road, residential agricultural zoning that allows any home type, and no HOA.
The title was the hard part. The 2014 deed into the seller described her as "a married person". Under North Carolina law that meant her ex-husband had to sign away any marital interest, even though he was never on the deed. They had divorced in 2021 and he was hard to reach.
We found him in Washington State, the attorney drafted the quitclaim and then redrafted it when he mentioned he had remarried, and a mobile notary met them in Vancouver one evening and overnighted the papers. Winter weather held them up a few more days. It closed in March 2025.
The diligence file as it stood at closing, including anything still open.
Lot 3, H. H. Parker Estate, Map Book 5 Page 46, surveyed by R. W. Craft in 1957: 2.48 acres, about 109 ft on the road and about 1,000 ft deep. The buyer's later survey re-mapped it at 2.63 acres.
The 2014 quitclaim into the seller (Book 4312 Page 62) named her "a married person", so the closing attorney required her former husband, and his new wife, to quitclaim any marital interest. Signed before a mobile notary in Vancouver, Washington, on February 25, 2025, and recorded March 3.
Onslow Water and Sewer Authority: public water available on the road, with a tap fee of about $1,620 plus meter and tie-in charges.
No public sewer. County Environmental Health found no septic permits for the parcel. USDA maps Foreston and Stallings loamy fine sand, both with a seasonal high water table. No perc test was done.
Residential agricultural: any home type including manufactured; 20,000 sq ft minimum lot; no HOA.
Public, paved, with power along the frontage. Single-family homes on both sides.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
