A wooded nine-acre lot in a 1989 family estate division, set about 535 feet back from Fentress Road. It has no road frontage of its own. The only way in is a 30-foot private road drawn on the recorded plat.
That turned out to be the whole question. In North Carolina a road drawn on a recorded plat is not the same thing as an easement written into your deed, and the county GIS map put the lot lines and the road in the wrong place, so we could not tell where the easement actually ran. There is also no road maintenance agreement.
So we paid a licensed surveyor to find it. He pulled fifteen recorded deeds and plats, found the original irons on both edges of the easement closely matching the 1989 measurements, and set a new iron pipe where Fentress Road meets it. Our closing attorney confirmed in writing that our title policy carries no exception for access, so it insures legal access over the platted road.
We also had a licensed soil scientist bore the lot: about 1.56 acres in the northwest corner will take a drip septic system for a four-bedroom home. The county assigned it a street address, 281 Fentress Rd, and it sold in December 2025.

Brown Surveyors, PLLC, J. Aaron Brown, PLS L-5455, fieldwork September 26, 2025. Reviewed 15 recorded deeds and plats, found existing irons on both edges of the access easement closely matching the record measurements, and set a new 1-inch iron pipe on its north edge at Fentress Rd. Report below.
Our closing attorney, in writing, April 2025: the owner's title policy contains no exception for legal access, so it insures legal access. A buyer's policy could add an access endorsement with a search of the land the easement crosses.
No road maintenance agreement is recorded for the private road.
Severson Soil Consulting, January 8, 2025: 26+ borings. About 1.56 acres in the northwest corner is suitable for an anaerobic drip system for a four-bedroom home (8,000 sq ft needed for the system and its repair). Not a county permit. Report below.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
