A brother and sister were selling what was left of their grandfather's farm: 17 acres with a pond and a metal garage, and an adjoining 15 acres the family had always believed was part of one 18-acre piece.
When we pulled the records, the 17 acres was a real, platted tract. The 15 acres had only ever existed on the tax map. The assessor's office told us it was the leftover after a 41-acre tract was sold off, with no recorded plat behind it, so it was likely not a legal split at all.
So we bought both together and had the whole farm surveyed as one tract: 33.08 acres. The survey turned up one more thing: a small family cemetery on the road frontage that the county record showed as an acre was about a quarter acre, and the county had to correct its record before the survey could be finished.
The survey reached the closing attorney the day before closing. Both parcels sold together, to one buyer, on December 19, 2025.
The diligence file as it stood at closing, including anything still open.
Larry Jones Surveying, Dublin, GA RLS #2159, project 25-138: 33.08 acres in Land Lot 319, 17th Land District, fronting Rock Springs Rd (80 ft right of way). Field work December 11, 2025; signed December 18, 2025, with the county's approval.
The 17 acres (183-028-A) is described from a plat recorded at Plat Book 2 Page 297 and was deeded in 2018. The 15 acres (183-028-C) was conveyed as the rest of an 84-acre parcel less exceptions, and had no plat of its own.
Laurens County Assessor's Office, October 24, 2025: 183-028-C was created on the tax map as the remainder after a 41.19-acre tract was sold; no recorded plat; if no plat is recorded, it is likely not legally split. The fix was a survey, recorded.
A small cemetery sits on the road frontage of the 15 acres. The county record showed it as one acre; the surveyor found about a quarter acre, and the county updated its record so the survey could be completed.
No zoning in unincorporated Laurens County. No public water or sewer outside the city: a home needs a well and septic.
USDA soil survey: mostly Ailey loamy sand, well drained, with Dothan, Clarendon, Fuquay and Nankin; the pond bottom maps as frequently flooded. No mapped FEMA flood zone; about 1% mapped wetland. The buyer's contract allowed a health department perc test; its result is not in our file.
A pond of about 1.6 acres, a two-car metal garage with a lean-to, a canopy and a wood building, power run to the 17 acres, and an old hay barn on the 15. A camper and two sheds were removed before closing under a written addendum.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
