Two acres in the South Point area of Belmont, half open field and half hardwoods, with about 500 feet along Neagle Smith Lane, a paved private lane a neighbour put in years ago. The lot does not touch South Point Road, so the first question was whether it had legal access at all.
We called Belmont Planning and Gaston County Zoning: the lane is private, so the lot cannot be subdivided, but a duplex is allowed on a lot this size. Belmont Public Works told us water is in South Point Road, but reaching the lot needs an easement across a front lot. Duke Energy said service was possible and opened a work order. We wrote to the neighbour who maintains the lane about a road agreement, pulled the soil survey, and got a soil scientist's quote for a perc evaluation.
The local builder who bought it had a surveyor and the closing attorney's title manager chase the access question. The most recent deed carries a 20 ft easement to South Point Road. It closed in December 2024.
The diligence file as it stood at closing, including anything still open.
County records show a 3,188 sq ft, four-bedroom home built on the lot in 2025. Water, septic and access were all solved by the builder who bought it.
Neagle Smith Lane is a private road (Gaston County Zoning, by phone). The title manager for the closing attorney confirmed in writing, December 2024, that the most recent deed shows a 20 ft easement to South Point Rd; its exact location was left for the buyer's surveyor to stake.
Gaston County Zoning: private road, so not subdividable; a duplex is permitted because the lot is over 40,000 sq ft (by phone, September 2024). County records show R1 zoning, outside Belmont city limits.
Belmont Public Works: a water main in South Point Rd; a service line to the lot needs an easement across one of the lots in front (by phone, September 2024).
Duke Energy: service possible, work order opened, easement need left to their engineers (by phone, September 2024).
Lloyd sandy clay loam, well drained, about 60 percent on 8 to 15 percent slopes and 40 percent on 2 to 8 percent. Average slope about 7 percent; no mapped wetlands or flood zone. We got a perc evaluation quote but did not order it; the buyer did his own.
About 507 ft on Neagle Smith Lane (desk measurement, not a survey).

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
