How it sold

How many homes could it carry? We asked the planner, and got it in writing.

A 1.59-acre corner lot of volunteer pines, carved out of a family farm decades ago, with a newer subdivision behind it and new homes going up across the road.

The question that mattered was how many homes it could carry. The county planner answered in writing: the lot is zoned A1, A1 needs two acres to subdivide, so it cannot be split, and as a lot of record it can carry one single-family home built to the Rural Residential standards.

It was on the MLS for two days before a buyer's agent had a buyer, and it closed in May 2025.

Not settled in writing. Our notes recorded public water and septic; the seller recalled a county sewer line run past the lot years earlier. No utility letter or perc test.

Ground
Buyer verifies

Flat, about 0.5% slope; USDA maps Candor sand, somewhat excessively drained; no mapped wetlands or flood zone. Desk data, not a soil test.

Selling land?

If you own something like this, we would like to hear about it.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
