This forty came from a family: three siblings had inherited it from their parents, lived in three different states, and none had seen the land in about ten years.
Title was the hard part. The father's 2009 Crawford County probate had never been finished with an executor's deed. The mother's heirs had to be established on the record, and one heir's name had changed since the old documents. The title company required affidavits of heirship for both parents, signed by people outside the family who had known them, and the mother had died more than forty years earlier. Two family friends signed, and title cleared in early February 2026.
Then we had the forty surveyed and split along the centreline of Price Road, which runs diagonally across it. The north-western 17.29 acres became Tract 1, with the road as its own boundary rather than an easement over a neighbour. It sold on its own in May 2026.
The other half, 22.37 acres south-east of the road, is still for sale, and its page carries the shared diligence in full.
The diligence file as it stood at closing, including anything still open.
Satterfield Land Surveyors, job 50,311, dated March 23, 2026: Tract 1 = 17.29 acres, part of the NW 1/4 SW 1/4, Section 1, T-12-N, R-30-W. It runs 1,189.93 ft up the forty's west line, the whole north line, 1,319.63 ft, 6.74 ft down the east line, then back along the Price Road centreline. Rebar set at the north-west corner; existing rebar at the north-east corner.
The whole south-east side of Tract 1 is the Price Road centreline, roughly 1,960 to 1,990 ft of it by the plat's courses. Price Road is a dirt road, owner maintained, reached from US 71 by Carter Lane Road.
Chicago Title commitment through Waco Title, January 2026. Requirements included an executor's deed from the father's estate (Crawford County probate PR-2009-236), a warranty deed from all three heirs of the mother, a confirmation of conveyance, and an affidavit of same name for one heir. No open mortgages were found. The purchase closed February 3, 2026.
A 1989 Oklahoma Gas & Electric easement, recorded Book 89-17 Page 484: a 10 ft strip along the overhead line, which follows Price Road from the forty's north-east corner. No building or regrading in it without the utility's written consent. Power poles stand along the frontage.
About 44% of Tract 1 is Nella-Enders complex on 20 to 40% slopes, the rest Enders-Mountainburg on 8 to 20%. This is the steeper half of the forty.
No county zoning. No mapped FEMA flood zone and no mapped wetlands on the forty.
Arkansas exempts one house on 10 or more acres from a septic permit if every part of the system is 200 ft from every line. Whether Tract 1, a long wedge along the road, has ground that far inside every line was never measured. Wells in this section run deep and slow. The buyer's contract carried well and septic contingencies.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
