The deed described this land as the part of a quarter-quarter section lying north of the highway: "6 acres, more or less", and the tax roll agreed. It had never been surveyed; the owner had held it since the early 1970s and gone by the deed.
But Alabama Highway 22 cuts the quarter-quarter on a diagonal, and what lies north of it is a wooded triangle. The county's own calculated acreage and parcel data both put it at about three acres, and our map measurement agreed.
So we told the owner and priced it as the three acres it actually is, not the six on paper, and he agreed. A title search found nothing against it, and it closed in August 2025.

"All that part of Northwest fourth of Northwest fourth Section 11, Township 21, Range 17, lying North of the paved Rockford-Verbena Highway: 6 acres, more or less." Assessed at 6.000 acres. The county's calculated area and parcel data say about 3.05 acres. Never surveyed.
Preliminary search, then the full search by the closing company: no mortgages and no liens. Closed August 8, 2025.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
