Two months before we called, the owner had paid an environmental firm to test this lot for septic. It failed: less than 12 inches of soil above unsuitable material, and nothing usable underneath. A buyer had already walked away over it.
Rather than pass, we asked what could still be built. A soil scientist explained that no in-ground system, and no pretreatment system, fixes soil that shallow. The one route left is a state-permitted surface drip system, with fill, an engineer and 50 ft setbacks from the lines. One installer we called put a drip system at roughly $40,000 to $50,000.
We confirmed with the county water and sewer authority that public sewer is not coming to this parcel, and with county zoning that it is Low Density Residential, with no RVs or tent camping: a double-wide, modular or stick-built home is the minimum.
It sold in December 2024 to local buyers in Concord, who bought it knowing the septic problem going in.
The diligence file as it stood at closing, including anything still open.
Failed, May 14, 2024, evaluation ordered by the owner before we were involved: augers and then deep pits, less than 12 inches of soil to unsuitable features, no suitable saprolite, no subsurface system offered. We have the firm's written finding as quoted to us; the full report was not in our file.
A soil scientist, by phone: pretreatment does not fix shallow soil, so in-ground systems are out. A surface drip system permitted by the NC Division of Water Resources is the remaining route: fill may be brought in, an engineer and further soil work are needed, and the setback from property lines is 50 ft. Spray irrigation needs more room than this lot has.
One septic installer quoted a drip system at roughly $40,000 to $50,000 depending on the site, by phone. Not a written bid.
Cabarrus County Water and Sewer Authority: no capacity and no plans to extend public sewer to this parcel (by phone, August 2024).
Cabarrus County Zoning: Low Density Residential. No RVs and no tent camping; a double-wide is the minimum, modular or stick-built also suitable (by phone, September 2024).
Web Soil Survey maps Cullen clay loam (8 to 15 percent slopes, moderately eroded) and Enon sandy loam (2 to 8 percent slopes). The ground falls toward the back.
1.78 acres in our records; the legal description reads 2.00 acres for Lots 4 and 5. No survey was done while we held it.
No HOA, county taxes only, no mortgage on the land.

Odd lots, divided parcels, land with a question hanging over it: that is most of what we buy. We do the survey, the soil work and the calls to the city and county ourselves, and we put what we find in writing.
