Battleboro · Nash County · inside Rocky Mount city limits
A surveyed acre on Hathaway Street (US 301), between two occupied houses, eight miles from downtown Rocky Mount and three from I-95. City water is quoted in writing at $4,700. There is no sewer to tap, so the house goes on septic, and on this ground that means a mound system. The soil work is done, and we paid for the Improvement Permit ourselves: the application went to Nash County on October 21, and the county expects to decide within five business days.
Boundary drawn from the Eagle Sight survey onto the February 2026 aerial, so treat the overlay as approximate. The sealed survey itself is here (PDF).
A wooded build lot on a lived-in street: a house on the left, a house on the right, a paved state route out front. It is not cleared, and it is a home site in a small town, not a recreational tract.
$4,700 for a standard 3/4″ residential service, or $4,550 paid upfront (City of Rocky Mount, August 14, 2026). Quotes run 60 days and a larger service costs more.
There is no sewer you can tap here, so the house goes on septic. A licensed soil scientist’s borings found about 15,000 sq ft suitable for a mound system, along the street side. He sizes a two-bedroom system at about 9,600 sq ft and a three-bedroom at about 14,000, repair area included. The final layout is a three-bedroom T&J Panel fill system with a pump, an initial and a repair mound each about 44 by 93 ft, and a 32 by 60 ft house box between the mounds and the rear of the lot. Budget $20,000 to $30,000 for the system. The city allows septic here as long as the lot stays one parcel.
Modular and tiny homes are permitted, manufactured homes are not, and there is no minimum heated square footage. Setbacks are 30 ft front, 12 ft side, 30 ft rear.
173 ft on Hathaway Street, a paved NCDOT route. The city’s residential driveway standard is 12 to 24 ft wide, and the driveway permit is the buyer’s to pull.
Downtown Rocky Mount and its Amtrak station are 8.7 miles, about 14 minutes. I-95 Exit 145 is 3.3 miles. Battleboro’s village sits a few hundred yards south: a grocery, a church, a sub shop.
About 4 ft of fall across the whole acre, and none of it in a FEMA flood zone. Every tree is still standing; clearing a pad and a drive is the buyer’s.
We paid for the Improvement Permit ourselves, through the soil scientist who did the borings, sized for a three-bedroom house, so a two-bedroom build fits inside it. The application is in. The permit is Nash County Environmental Health’s to grant, and we will post the result here the day it lands.
Until the county approves, do not clear or grub the lot. Disturbing the drainfield or repair area can cost you the system.
The west end may be wetland. The soil report found wetland indicators on the western part of the lot. It is not on the federal wetland or flood maps and no delineation has been done. The house and septic go on the higher street side, which avoids it.
The neighbour’s patio and a septic hatch are over the north line. The survey marks a patio and blocks around a septic access hatch from 5326 Hathaway as possible encroachments, and an overhead cable from that house also crosses. We have put the neighbour on written notice. The soil scientist says the 20 ft separation from their system is generally covered by the setbacks, and places a new system at the south-eastern end.
A city sewage lift station sits about 150 ft north, on a fenced lot two doors up the street.
A CSX rail line runs about 1,200 ft east. You will hear trains.
The lot is flat, about 4.2 ft of fall across the acre, measured off USGS lidar. The higher ground is along the street, and that is where the soil scientist mapped the mound-suitable soil, so the house, the drive and the septic all go up front.
Source: USGS 3DEP one-metre bare-earth lidar, sampled inside the parcel boundary. Aerial measurement, not a surveyor’s level, and not a septic layout.
